Five acres fronting Goliad Street, which is the north-south spine through Rockwall. That means your signage is seen by daily traffic, and your customers can find you without a map.

ETJ parcel: no city zoning

The site sits in Rockwall's extraterritorial jurisdiction, outside city limits. City zoning does not apply, which widens the range of permitted tenant uses considerably — and is why a contractor, a showroom business, and a fitness studio can share one park.

Who the park is close to

Goliad Street is SH-205, which runs north to south through Rockwall and meets I-30 a few minutes below the site. That puts the park inside a normal working drive of a wide stretch of the eastern side of the metro, so tenants do not have to live in Rockwall to run a business out of it.

The operators we talk to most are based in Rockwall itself, Royse City and Fate just east on I-30, Heath and McLendon-Chisholm to the south, Rowlett and Garland to the west, and Forney and Terrell to the southeast. Wylie and Greenville are further out and still routine for crews already running jobs across the corridor.

If your crew starts the day at the shop and scatters to job sites, the highway you get on matters more than the city on your mail. Ask us for a drive time from wherever your people actually live before you rule the site in or out.

Pre-leasing

The park delivers Summer 2027, and units are being reserved now. Early tenants choose their building, their end cap, and their door orientation. Later tenants take what is left.
