Built by operators, not by a spreadsheet

Small-bay flex is a building type that punishes shortcuts. The details that decide whether a tenant can actually work in a unit cost money at construction and are close to impossible to add later.

We build ground-up parks designed around how tenants actually operate: 12x12 grade-level doors that take a box truck, 18-foot clear height, 3-phase power run to the panel, individual HVAC so each tenant sets their own thermostat, a restroom inside every bay, and parking at the door rather than down the row.

Then we lease and manage the buildings ourselves. That means the party quoting you the rate is the party who decided what went into the slab, and the party you call when something breaks. It also means we can answer questions most landlords deflect, which is why the Journal exists.

Our pipeline is deliberately repeatable. Rockwall first, McKinney next, and the same specification behind both so a tenant who outgrows one bay can move into another without relearning the building.

Who you are dealing with

ScaleUp is run by three principals with more than 90 combined years across construction, industrial operations, and finance. One side of the bench has spent a career putting buildings up. One has spent it running industrial operations from inside them. One has spent it underwriting them.

That mix is the reason the specification does not get value-engineered down to whatever leases fastest. Clear height, door size, and power are decided by people who have had to work in a bay that got those wrong, and the lease economics are set by people who have to defend them.

Where we build

Two North Texas developments, both open for pre-leasing. Rockwall is under construction now. McKinney breaks ground at the end of 2026.
