Which fits comes down to how soon you need keys and how much the spec matters.

What is listed on the brokerage sites
Search Rockwall flex on LoopNet, CityFeet, or Showcase and the list is short, usually under a dozen suites for the whole city. Two recent examples: a 2,400 SF suite on Sun Drive with one office, a restroom, and a 10x10 grade-level door, and a 5,000 SF space on E I-30 where roughly half the footage is finished office and showroom.
These are individual suites in buildings owned by different people, so delivered condition varies. Ask what the office finish, HVAC tonnage, and electrical service actually are before you compare a rate here to a rate anywhere else.
Availability moves fast at this size. A suite listed this month is often gone in weeks, so if your timeline runs past a quarter or two, these listings are a hard place to plan from.
The operating multi-tenant park
FlexSpace Business Parks operates a park off John King Blvd near I-30. They publish 84,000 SF of space, 16-foot clear height, 14-foot grade-level bay doors, and units in the 1,600 to 1,800 SF range.
That is a real option if you need space soon and 1,600 to 1,800 SF fits how you work. The tradeoff is you take the unit size that exists, so a park built to one size cannot give you 3,000 SF or a glass storefront.
New construction that is pre-leasing
Our park at 4156 N Goliad is five acres and 30 units, delivering Summer 2027. Units run 1,500, 2,000, and 3,000 SF, with 18-foot clear height, 12x12 grade-level doors, 3-phase power, individual HVAC, a restroom in every bay, and glass storefronts on two of the buildings.
Pre-leasing costs you time and buys you choice. You pick the building, the end cap, and the door orientation while the park is still on paper. Wait and you take what is left.

What it costs

The gap is supply.
