Flex space for lease in Rockwall: what's actually available

Small-bay flex buildings with grade-level doors and showroom fronts along N Goliad Street in Rockwall, Texas

Rockwall has three kinds of small-bay flex space you can lease, and they are not interchangeable: one-off suites listed by owners on the brokerage sites, one operating multi-tenant park, and new construction that is pre-leasing. Which fits comes down to how soon you need keys and how much the spec matters.

We build and lease here, so read this knowing we are one of the three. Specs below are what each property publishes.

What is listed on the brokerage sites

Search Rockwall flex on LoopNet, CityFeet, or Showcase and the list is short, usually under a dozen suites for the whole city. Two recent examples: a 2,400 SF suite on Sun Drive with one office, a restroom, and a 10x10 grade-level door, and a 5,000 SF space on E I-30 where roughly half the footage is finished office and showroom.

These are individual suites in buildings owned by different people, so delivered condition varies. Ask what the office finish, HVAC tonnage, and electrical service actually are before you compare a rate here to a rate anywhere else.

Availability moves fast at this size. A suite listed this month is often gone in weeks, so if your timeline runs past a quarter or two, these listings are a hard place to plan from.

The operating multi-tenant park

FlexSpace Business Parks operates a park off John King Blvd near I-30. They publish 84,000 SF of space, 16-foot clear height, 14-foot grade-level bay doors, and units in the 1,600 to 1,800 SF range.

That is a real option if you need space soon and 1,600 to 1,800 SF fits how you work. The tradeoff is you take the unit size that exists, so a park built to one size cannot give you 3,000 SF or a glass storefront.

New construction that is pre-leasing

Our park at 4156 N Goliad is five acres and 30 units, delivering Summer 2027. Units run 1,500, 2,000, and 3,000 SF, with 18-foot clear height, 12x12 grade-level doors, 3-phase power, individual HVAC, a restroom in every bay, and glass storefronts on two of the buildings.

Pre-leasing costs you time and buys you choice. You pick the building, the end cap, and the door orientation while the park is still on paper. Wait and you take what is left.

The site sits in Rockwall's extraterritorial jurisdiction, so city zoning does not apply and the range of permitted uses is wider. That is why a contractor, a showroom business, and a fitness studio can share one park. The full version is in what ETJ status means for a flex lease.

Clear height and door size are expensive to change after you sign. Power is the third. If your equipment needs 3-phase and the building does not have it, adding it later runs into five figures, covered in how much power a shop actually needs.

What it costs

Small-bay flex in Rockwall quotes higher per square foot than big-box industrial does. Our own market research put Rockwall flex around $16.30/SF against roughly $9.78/SF for DFW industrial overall, with flex vacancy near 4.5% versus 9.4% market-wide.

The gap is supply. Small bays cost more to build per square foot because you pay for more walls, doors, restrooms, HVAC units, and storefront glass per 1,000 SF, and very little new small-bay space gets built in any given year. Your total monthly cost still lands below a warehouse because you lease a fraction of the footage. Small-business formation in Texas has stayed strong (Dallas Fed indicators) while the bay count has not kept up.

Every quote you get will be triple net. Ask for the base rate, the current NNN estimate, and last year's NNN actuals before you compare two buildings. The worked example is in how much it costs to lease flex space in DFW.

FAQ

How much flex space is available in Rockwall right now?

Not much. The brokerage sites usually list fewer than a dozen small-bay suites across the whole city, most of them one-off spaces in single-owner buildings. Rockwall flex vacancy has run near 4.5 percent against roughly 9.4 percent for DFW industrial overall, so suites at this size lease quickly and most of the real inventory is new construction that has not delivered yet.

Is it better to lease existing flex space or pre-lease new construction in Rockwall?

Lease existing space if you need keys inside of six months and the delivered condition works for your operation. Pre-lease new construction if your timeline runs past a year and you care about unit size, clear height, power, or storefront glass, because pre-leasing is the only point at which you get to choose your building, your end cap, and your door orientation.
